This Privacy Policy explains how Connor Kostyra, a licensed Connecticut real estate salesperson (License #RES.0836348) doing business as Connor CT Homes and affiliated with RE/MAX Rise (1297 Main Street, Watertown, CT 06795), collects, uses, and protects information from visitors to candlewoodlakeagent.com ("the site"). This policy applies to this landing page and any leads generated through it. RE/MAX Rise may have its own additional privacy practices; those are governed by RE/MAX Rise directly.
Plain-English summary: If you fill out a form, we use the information you provide to contact you about your real estate inquiry. We don't sell it. We use Meta (Facebook) Pixel to measure ad performance, but only after you click "Accept" on the cookie banner. Connecticut residents have specific rights to opt out — those are explained below.

2. Information we collect
Information you provide through a form
When you submit the buyer or seller inquiry form on this site, we collect:
- Your name
- Your email address
- Your phone number (optional on the form itself, required if you want us to call or text you)
- Your preferred towns, price range, or property address, as applicable
- Your timing and any notes you choose to include
- The fact that you affirmatively consented to be contacted (TCPA consent checkbox)
This information is delivered to Connor directly via email through Web3Forms, a third-party form relay. Web3Forms acts as a data processor and does not use your data for its own purposes.
Information collected automatically
If you click "Accept" on our cookie banner, we load Meta (Facebook) Pixel, which collects:
- Pages visited on this site and time spent on them
- Buttons clicked and forms started or submitted
- Your browser type, device type, and general (city-level) location inferred from your IP
- An identifier that Meta uses to match your activity to your Facebook/Instagram account if you have one
When you submit a form after accepting tracking, the pixel also sends Meta a hashed version of your name, email, and phone number so that Meta can attribute your lead to the ad you clicked. This is Meta's "Advanced Matching" feature. The data is hashed (SHA-256) in your browser before transmission.
If you click "Decline" on the banner (or ignore it), no pixel loads and no tracking data is sent to Meta.
What we do not collect
We do not collect Social Security numbers, financial account numbers, passport numbers, health or biometric data, precise geolocation, or data from children under 16. Do not submit any of this through the form.
3. How we use your information
We use the information you provide to:
- Respond to your real estate inquiry by phone, text, or email
- Schedule showings, strategy calls, or home valuation meetings
- Send follow-up communication about your search or sale
- Comply with Connecticut real estate licensing record-keeping requirements
We use Meta Pixel data (only from visitors who accepted tracking) to:
- Measure which ads are performing well and which aren't
- Build custom and lookalike audiences for future ad campaigns on Meta platforms
- Understand aggregate visitor behavior on this site
4. How we share your information
We do not sell your personal information. We share it only as follows:
- RE/MAX Rise. Because we are affiliated with RE/MAX Rise, the brokerage may receive a copy of your inquiry in accordance with its own record-keeping and supervisory obligations.
- Web3Forms. Acts as a processor to deliver your form submission to Connor's email.
- Meta Platforms, Inc. If you accepted tracking, Meta receives pixel data as described above. Meta processes this data for ad measurement and audience building. Meta's privacy policy governs their handling: facebook.com/privacy/policy.
- Service providers. Cloudflare (hosting), Google Fonts (typography), and similar vendors receive technical request data (IP, user-agent) solely to deliver the site.
- Legal and safety. We may disclose information if required by law, subpoena, or to protect our legal rights.
5. Targeted advertising
If you accepted tracking, information collected through Meta Pixel is used for targeted advertising as defined under the Connecticut Data Privacy Act. You can opt out at any time — see Section 7.
6. How long we keep your information
Lead inquiries are retained for up to seven (7) years to comply with Connecticut real estate brokerage record-keeping requirements. After that period, we delete or anonymize records that are no longer needed. Meta Pixel data is retained by Meta according to their own schedule, typically up to two years for ad attribution.
7. Your Connecticut privacy rights (CTDPA)
Under the Connecticut Data Privacy Act (Conn. Gen. Stat. § 42-515 et seq.), Connecticut residents have the right to:
- Confirm whether we process your personal data and access a copy of it.
- Correct inaccurate personal data we hold about you.
- Delete personal data we hold about you, subject to legal retention requirements.
- Obtain a portable copy of the data you provided to us.
- Opt out of (a) targeted advertising, (b) the sale of your personal data, and (c) profiling in furtherance of decisions that produce legal or similarly significant effects.
How to exercise these rights
Email connor@connorcthomes.com with the subject line "CTDPA Privacy Request" and tell us which right you want to exercise. We will respond within 45 days as required by law. If we decline, you have the right to appeal — reply to our response and we will reconsider.
Opting out of targeted advertising (quick version)
Click this link to set this browser's consent to "Decline" immediately. This blocks Meta Pixel from loading on future visits.
You can also opt out industry-wide at the Digital Advertising Alliance or through your browser's "Do Not Track" / Global Privacy Control settings.
8. Security
We use HTTPS on all pages of this site. Form submissions travel over TLS-encrypted connections to Web3Forms and into Connor's email inbox. That said, no internet transmission is 100% secure. Do not send sensitive financial or identity data through this form.
9. Children
This site is not directed at children under 16, and we do not knowingly collect personal data from them. If you believe we have collected data from a minor, email us and we will delete it.
10. Text-messaging terms (TCPA)
If you provide your phone number and check the consent box on our form, you are expressly consenting to be contacted by Connor Kostyra of RE/MAX Rise at that number — including via autodialed or prerecorded calls and SMS text messages — for purposes of your real estate inquiry. Consent is not a condition of any service or purchase. Message and data rates may apply. Message frequency varies. Reply STOP at any time to opt out of texts; reply HELP for help.
11. Fair Housing
We do business in accordance with the Federal Fair Housing Act (42 U.S.C. § 3601 et seq.) and the Connecticut Fair Housing Law (Conn. Gen. Stat. § 46a-64c). We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, ancestry, marital status, age (except as provided by law), lawful source of income, sexual orientation, gender identity or expression, or status as a veteran. If you believe you have been discriminated against, you may file a complaint with the Connecticut Commission on Human Rights and Opportunities or the U.S. Department of Housing and Urban Development.
12. Cookies and tracking choices
This site uses one third-party cookie/tracking script: Meta (Facebook) Pixel, which is loaded only if you clicked "Accept" on our cookie banner. Your preference is stored in your browser's local storage under the key cch_consent_v1.

13. Changes to this policy
We may update this policy to reflect changes in our practices or in applicable law. We will post the revised version here with a new "Last updated" date. For material changes, we will make the update prominent on this page for at least 30 days.
